Questions before you book
How long does an inspection take?
Most homes take 2.5 to 3.5 hours. Larger or older homes, and add-ons like a sewer scope, can take longer.
Should I be there?
Yes, if you can, at least for the last 30 to 45 minutes. Your inspector will walk you through what they found and answer your questions on site.
When will I get my report?
Within 24 hours, and often the same day. It includes photos and plain-language explanations, with findings sorted so you can see what's a safety concern, what needs repair, and what's routine maintenance.
What does the inspection cover?
We follow the ASHI Standards of Practice and inspect all safely accessible areas: roof, structure, exterior, electrical, plumbing, heating and cooling, insulation, ventilation, interior, and built-in appliances.
Do I need a radon test or a sewer scope?
Most of Colorado is in the EPA's highest radon zone, so we recommend a radon test for every buyer. We use a 48-hour continuous monitor. A sewer scope runs a camera through the main sewer line to look for roots, cracks and sags. We recommend one for older homes and new builds alike. You can add either one when you book.
How much does it cost?
Pricing depends on the home's size and the services you choose. See our average prices and estimate your total. We confirm your exact price when we confirm your appointment. For a quote first, call (303) 588-2502.
What if I have questions after closing?
Call us. Weeks or months later, we're happy to walk you through anything in your report.
